South Florida Construction

The past two years have been challenging with the coronavirus pandemic changing the way we live and work, especially in South Florida.  Construction in the Sunshine State has proven that Florida is not just for snowbirds and tourists anymore. Instead, people are coming to the state to take advantage of the weather and the growing economic opportunities.

According to U.S. Census Bureau data, an estimated 240,256 people moved to Florida between July 1, 2019, and July 1, 2020. The study also predicts that between 2021 and 2024, Florida’s economy is projected to expand at an average rate of 3.9%.

Great news for the construction industry as a strong economy paired with out-of-staters rushing to find housing means that in addition to homes, residents will need schools, medical centers and hospitals, retail options, restaurant, and dining spaces, and neighborhood cultural and recreational buildings.

For any new construction project, especially in South Florida, there is an initial permitting stage where the building department verifies planned construction with the local zoning codes, proper building setback and greenspace requirements as well as the drainage capabilities.  With proper surveying and site plans by our experienced team of surveyors, your project can run on time and in a smooth fashion.

Additionally, the building department can require additional surveys to ensure that construction is following the planned positions. Site grading may require a Topographic Survey to find current ground elevations or stakeout proposed vertical positions. Towards the completion stage of the project, a final Boundary Survey and FEMA Elevation certificate is typically required in order to receive a Certificate of Occupancy.

At Stoner & Associates, we provide the most common surveys that are necessary for new construction projects, including:

  • As-Built Surveys
  • Boundary Surveys
  • Construction Layout Surveys
  • FEMA Elevation Certificates
  • Topographic Surveys

The Importance of a Land Surveyor During Pre-Construction Planning

A land surveyor plays a crucial role during pre-construction planning for various reasons: Property Boundary Identification: A surveyor precisely identifies the boundaries of the property.
