What Is The Most Common Type of Land Survey?

The most common type of land survey is known as a Boundary Survey or cadastral survey. 

This type of survey involves determining the precise boundaries and measurements of a parcel of land. Boundary surveys are conducted to establish legal property boundaries, identify property lines, and resolve boundary disputes. They typically involve the use of specialized equipment such as theodolites, total stations, or Global Positioning System (GPS) receivers to accurately measure angles, distances, and coordinates. Boundary surveys are commonly performed for various purposes, including property transactions, construction projects, land development, and legal matters related to land ownership.

A Boundary Survey is usually ordered in anticipation of a real estate closing. The purchaser, generally at the lender’s request, stipulates if the survey is required to meet ALTA (American Land Title Association) / NSPS  (National Society of Professional Surveyors) specifications or State of Florida Standards of Practice.  The standards specified determine the level of detail and accuracy that the surveyor will be required to obtain and reflect on the survey drawings.
