New construction project on the horizon? During the pre-construction planning process, a surveying firm can bring great value to the construction project by minimizing or eliminating costly delays in the project schedules and provide data to help define project scope for strategic pre-construction planning. In addition, a surveying firm can maximize the project startup efficiencies and help mitigate future regulatory enforcements. At Stoner, our professional surveyors accomplish this through the development and review of the site analysis, boundary & topographic surveys, maps, and more.
A Boundary Survey is utilized to clearly mark property lines and define the improvements on the land to be purchased. Property lines and improvements situated on the property are located and depicted on the survey drawing. Improvements that witness the property lines are located and tied by dimension to the property lines, to determine if the improvements encroach onto an adjoining property or government setbacks.
During the process of preparing a Boundary Survey, the surveyor works in unison with the purchaser’s attorney and title company to ensure that exceptions (easements, access, zoning, etc.) listed in the title policy are accurately plotted on the survey drawing.
A Topographic Survey is commissioned to define the natural and man-made objects situated on a parcel of land. A Topographic Survey can be combined with a Boundary Survey to reflect property lines in addition to the physical features.
Topographic Surveys generally reflect the elevations of the land, when measured at a specified interval. The elevation data can be combined with the location of physical features to determine drainage patterns and spatial relationships for objects located on the land being surveyed.

The most common type of land survey is known as a Boundary Survey or cadastral survey.
This type of survey involves determining the precise boundaries and measurements of a parcel of land. Boundary surveys are conducted to establish legal property boundaries, identify property lines, and resolve boundary disputes.
