What Is The Difference Between an ALTA Survey and a Regular Boundary Survey?

The main difference between an ALTA survey and a standard Boundary Survey is that the land surveyor is required to review any possible exceptions or encumbrances to the subject property as determined by a title examiner through a detailed title examination.  This also requires that the title examiner or closing attorney closely review the survey for content regarding the title exceptions that affect the subject property.  Incorporating both professionals into the closing documents and the title insurance process the client is ensured that a high confidence level has been reached in determining a comprehensive big picture of the subject property.

ALTA surveys require a higher level of detail on the face of the survey than a normal boundary survey.  There are also additional features that can be added to an ALTA survey known as title A items; some of these will include building dimensions, setback information, varying degrees of utility location and even parking space inventory.

Whereas a Boundary Survey is utilized to clearly mark property lines and define the improvements on the land to be purchased.  Property lines and improvements situated on the property are located and depicted on the survey drawing.  Improvements that witness the property lines are located and tied by dimension to the property lines, to determine if the improvements encroach onto an adjoining property or government setbacks. 

Boundary Surveys are usually ordered in anticipation of a real estate closing. The purchaser, generally at the lender’s request, stipulates if the survey is required to meet ALTA (American Land Title Association) / NSPS  (National Society of Professional Surveyors) specifications or State of Florida Standards of Practice.  The standards specified determine the level of detail and accuracy that the surveyor will be required to obtain and reflect on the survey drawings.
